How much is a security deposit in Dubai?
The standard market convention in Dubai is a refundable security deposit of 5% of the annual rent for an unfurnished property, or 10% for a furnished property. This is not fixed by law but is the widely used norm and is typically stated in the tenancy contract.
When is the security deposit refunded?
The deposit is refundable at the end of the tenancy, usually within 14–30 days after move-out, following a joint inspection of the property. Deductions can be made for damage beyond normal wear and tear, unpaid utility bills, or unpaid rent.
Is the security deposit part of the annual rent?
No. The security deposit is separate from and in addition to the annual rent — it is held (often by the landlord or agency) as security against damage and is refundable, whereas rent is not.
